Remediation of Industrial Property Allows Sale to Proceed

Our client wished to sell a property which had been used for various industrial purposes for the past 40 years. Our initial assessment did not find any contamination, but did recommend further investigation when site buildings were demolished.

During post-demolition investigation, we found petroleum hydrocarbon contamination in a portion of the site.

  • We investigated the property thoroughly to assess the presence, degree and mobility of contamination. Our investigation showed that the contamination was not mobile, so it had not impacted surrounding properties.
  • We designed and conducted an effective remediation plan to remove all contaminated soil.
  • Under the BC Roster of Professional Experts process, one of our senior roster professionals reviewed the reports for submission to the BC Ministry of Land, Water and Air Protection for a Certificate of Compliance.
  • In less than 2 weeks, we received a Certificate of Compliance indicating that the site met applicable standards.

Our client was able to satisfy the buyer's requirements, allowing the purchase to be completed within a reasonable timeframe and at a reasonable cost.
